As Nevada’s population continues to grow, it’s no surprise that many Gen Xers are making their way to the Silver State in search of housing.

Based on data from USAFacts, Nevada has seen an overall population increase of 57% since 2000 and a 1% increase for both 2021 and 2022, the most recent data available. Nevada was the tenth most popular state for people to move out of state in 2022, according to a recent Zillow study of US Census data.

Generation X—the demographic born between 1965 and 1980—certainly contributed. As an example, the city of Henderson, Nevada, was the 12th most popular landing spot for Gen Xers nationwide for 2022, according to SmartAsset.

Why the influx? Nevada’s lack of state income tax, as well as its low property tax rate and general affordability compared to many other states, are often cited. As an example, average monthly rent costs in Nevada’s largest cities range from $1,200 to $1,700—significantly lower than in many other major U.S. cities.
