Beginning in January 2025, there will be a limited opportunity for property owners and buyers, financial institutions that may foreclose on assets and entities considering redevelopment projects in Fairfax County, Virginia, to propose changes to the jurisdiction’s comprehensive plan guidelines for development potential from these properties, including but not limited to recommended land uses, mix of uses and densities. The process is known as the ‘Site Specific Plan Amendment’ (SSPA) process and the window for stakeholders to propose changes is short – only happening every two to three years.
Language in the county’s comprehensive plan provides critical support for subsequent zoning changes and special exceptions that are intended to implement its guidelines. As such, the SSPA process is an excellent opportunity to lay the groundwork for repositioning your real estate for redevelopment.
