New Laws on Prevention of Scottsdale. – Eight, Arizona PBS

The city of Scottsdale will see that two new state laws come into force, which Scottsdale’s leaders say will carry the ability of the city to do everything-to limit short-term rentals until the cutting of apartment complexes in the new year.

Laws are expected to dramatically reshape the character of Scottsdale suburban neighborhoods and lead to a seizure in multi -family homes. The new statutes are called “prevention” laws.

This means that Arizona’s legislation adopted them earlier this year to take away the regulatory authority from local authorities such as the Scotsdale Municipal Council. The city’s policies preventing these laws have been in books for decades.

The two new laws are: House Bill 2720, Casitas Act, requires Scottsdale to allow certain single -family homes to build up to three more small houses in their yards without increasing the parking of the home or restricting the design of these small homes.

These structures have been banned directly in Scottsdale so far. The second: HB 2297, or the adaptive reuse law, allows developers to convert unsuccessful commercial properties into apartments without needing permission from the city. Historically, changing zoning was the only way Scottsdale can reject most apartment projects.
